Underwriting Analyst


NETSTREIT Corporation (NYSE: NTST) is an internally managed real estate investment trust (REIT) based in Dallas, Texas that specializes in acquiring single-tenant net lease retail properties nationwide. The growing portfolio consists of high-quality properties leased to e-commerce resistant tenants with healthy balance sheets. Led by a management team of seasoned commercial real estate executives, NETSTREIT's strategy is to create the highest quality net lease retail portfolio in the country in order to generate consistent cash flows and dividends for its investors. 


The Underwriting Analyst will work with the Credit and Underwriting team in evaluating investments from a corporate credit, tenant performance, lease structure, and real estate quality perspective to identify and mitigate risk. 


  • Monitor tenant credit profiles, and financial performance of existing investments.
  • Perform research on existing and potential tenants, and industries of focus.
  • Assist with acquisition underwriting responsibilities including financial analysis, market research, lease review, due diligence, and creation of Investment Committee memos.
  • Monitor market and submarket fundamentals including supply and demand fundamentals, lease comps, and sales comps.
  • Gather and evaluate economic, demographic, and detailed real estate market data.
  • Identify risks and mitigants of prospective investments and provide recommendations for transactions in a professional, thorough manner.
  • Assist with special projects as needed (i.e., creation of credit dashboard).
  • Manage and maintain portfolio watchlist.
  • Conduct property site inspections and market tours (travel required).


  • Enrolled in an undergraduate institution and pursuing a Bachelor’s degree in finance, real estate, or related field with a graduation date of May 2024.
  • Candidates with 0-2 years of experience in commercial real estate underwriting, credit analysis, or portfolio management may also be considered.
  • Understanding of accounting, and the ability to analyze a company’s balance sheet, income statement, and statement of cash flow.


  • Coursework in financial accounting, commercial law, and real estate finance.
  • Demonstrated interest in Commercial Real Estate.
  • Prior experience at a commercial real estate investment firm or financial institution.
  • High proficiency in Microsoft Excel and PowerPoint.
  • Strong analytical and communication (verbal and written) skills.
  • Experience in Tableau or other data analytics software.
  • Experience using real estate research software such as CoStar, Crexi,, S&P, and Moody’s.
  • Ability to offer concise analysis and summaries of credit profiles, trends, key risks, etc.
